Deposit Policy: This is a prepaid reservation. The entire cost of your stay, including tax, will be charged upon booking. You are only responsible for incidentals during your stay.
Guarantee Policy: In the event of cancellation, a non-refundable fee of $20.00 (USD) will be applied. This is in addition to any penalties which may applied by the hotel due to their cancellation policy.
Cancel Policy: Cancellations must be made 72 hours prior to arrival date and by 1PM, local hotel's time. From December 27, 2001 to January 1, 2002 cancellations must be made 10 days prior to arrival date. From May 24, 2002 through May 29, 2001 cancellations must be made 7 days prior to arrival date. Any guaranteed reservations canceled less than seventy-two (72) hours prior to the arrival date or the 10 or 7 days specified during the above mentioned period will be subject to one night's and tax penalty.

Location: The historic Mediterranean-deco hotel is conveniently located only a block from the beach and Ocean Drive. South Beach's many restaurants, clubs, and shops are within walking distance.
Directions from Miami International Airport: follow signs to 836 East. Go through tollgate and follow MIAMI BEACH 395 signs. Take McArthur Causeway into Miami Beach, which becomes 5th Street. Take a left on Collins Avenue, go four blocks. The Franklin is on the corner of Collins and 9th, to your left.
Attractions: 1 block to such famous shops as Gap, Hugo Boss, Versaci, Armani, Benneton and many more.
